What actually happens after a sale.
When a property goes to a foreclosure or tax auction, the bidding opens at the amount owed - the unpaid mortgage or taxes. But properties can, and often do sell for more than that. Once the debt and costs are paid, whatever is left over is what's considered “surplus funds”, and the law says it belongs to the former owner or their heirs. The trouble is twofold: the county's notice usually goes to the old address, and there's a deadline to claim it. If no one files in time, the money can eventually be turned over to the state - or lost entirely. We make sure that doesn't happen to you.

To be clear, we're not a law firm. We work alongside independent licensed attorneys throughout the process, and when a claim goes through the court or trustee-sale process, an independent licensed attorney in the state where the sale took place handles the filing and represents the claim. You get a dedicated team guiding every step, with the right legal professional handling the legal part.
